Own Land? We Design, Develop & Turn It Into an Income Opportunity.
Bring us the land. We shape the project, manage the build and position it for income.
Start a Land ConversationFour steps, one partner.
Site assessment
You share the location, lot details and your goals. We review access, surroundings and what the area is currently short of.
Concept and feasibility
We propose what the site could become — residential, mixed-use or a featured development — with an indicative programme and phasing.
Design and development
SIWA leads design, coordinates permits and manages construction, so the project is built to a standard we are willing to sell and lease.
Income and operations
We market, sell and lease the completed project through SIWA Spaces, and report on performance as it runs.
Commercial terms, timelines and returns are agreed per site after assessment. SIWA does not quote returns before a site has been assessed.
Before we say yes to a site.
Location and access
How the site sits relative to work, transport, daily necessities and the destinations we already work in.
Lot size and shape
What the lot can realistically hold, and where buildings, drives and open space can reasonably go.
What the area needs
Whether the neighbourhood is short of homes, retail or short-stay space — and what would be genuinely wanted there.
Title, zoning and any existing loans are verified with your documents and the local office before anything is proposed.
You bring the land.
We bring the project.
Design and development
Master planning, architecture and interiors, with a programme sized to the lot and to real demand in the area.
Permits and construction
Permit coordination, contractor selection and construction supervision, with progress reported to you.
Sales, leasing and marketing
Positioning, photography, listing and enquiries handled by the SIWA Spaces team.
Ownership and terms
You keep ownership of the land. Participation, profit share and management terms are documented per site.
